    Board Meetings

    The Hackney Homes Board consists of six elected resident representatives, five appointed independent board members and five Councillors nominated by Hackney Council.
    The Board meets regularly and all meetings are open to the public and include a section where written questions from tenants and leaseholders can be answered.

    Question from Mr Cato to Hackney Homes Board (meeting 8 September 2008)
    Question: There is a shortfall of £10,000 written off rent. How does that affect Hackney Homes?
    Answer: A relatively small provision of ‘Write Offs’ are formally included within Council’s accounts each year. This is set according to best practice and accounting principles and will be contained within the Housing Revenue Account as a provision for bad debt.
    We set our budgets for services according to the Housing Revenue Account and therefore any write off will not have a direct impact on that year’s service. Where possible, we minimise the amount of debt to be written off through effective rent payment and collection facilities which help every resident to be able to pay their rent and service charge every year.
    Our performance management looks at ways of ensuring debts are not increasing and that individuals are informed and supported for access to benefits and advice at every opportunity. This will help individuals to sustain their tenancies and homes, and in turn allow for optimised levels for rent and service charge to be collected.
    Question from North and South Defoe TRA to Hackney Homes Board (meeting 18 August 2008)
    Question: In regards to DECANT status, can the TRA have some clarity in regards to its affects when bidding through the Choice Based Letting scheme?
    Answer: When a tenant is given decant status; they are placed in the Urgent Band, the second highest priority band. Only about 20 applicants per year get higher priority.
    Tenants on an estate with Decant status have higher priority than any applicants in the urgent band for any voids on that estate eg if there is a multi-phase regeneration programme.
    The tenants would be in the Urgent Band for any void advertised in the Choice Based Letting newsletter. Like all other applicants in the Urgent Band they would be ranked in the date order which they received Urgent Band status. Those in the highest need who bid are given first choice.
    Applicants bid for a preferred home from amongst vacant ones advertised each week.

    Question: How do Hackney Homes select tenants for homes in the Hackney area?
    Answer: Hackney Council assesses the housing needs of housing register applicants and tenants seeking a transfer according to the published lettings policy. Under it applicants are put in five bands ranked according to the date they are given that band status.
    Applicants bid for a preferred home from amongst vacant ones advertised each week.
    Those in the highest need who bid are given first choice.

    Board meeting guidelines

    Residents are welcome to attend Hackney Homes Board meetings. These meetings are a little different to regular residents meetings and below are some guidelines for residents to follow should they wish to attend, ask a question or address the Board meeting.
