    Asbestos

    What is asbestos?

    Asbestos is a naturally occurring mineral. Its natural properties include the ability to withstand high heat and electrical currents. This made it very good for protecting buildings and equipment from heat and fire.

    Where is asbestos in my home?

    The following is a list of the typical places where asbestos containing materials have been found within properties. This list is not exhaustive.
    Exterior of building
    • Roof sheets and tiles
    • Fascia boards
    • Exterior cladding
    • Guttering and drain pipes
    Boilers
    • Some interior workings of boilers
    • Boiler flue pipes
    • Storage radiators
    Interior surfaces
    • Textured wall and ceiling coatings e.g. artex
    • Duct panels (access to pipe work)
    • Infill panels (above, below or next to doorways or windows)
    • Panels behind radiators/heaters
    • Floor tiles
    • Suspended ceiling panels
    • Underside of stairs
    • Cupboard door facings
    Other items
    • Bath panels
    • Fireplace panels
    • Water tank
    • Pipe lagging
    • Garages, outhouses and shed roofs

    Am I at risk?

    Current scientific advice tells us that if materials are in good condition and unlikely to be disturbed, then the risk presented is minimal. DIY activities such as sanding or drilling may disturb and possibly damage products containing asbestos releasing fibres into the air and could put you and others at risk.Breathing in air containing asbestos fibres can lead to asbestos related diseases, mainly of the lungs.
    It should be emphasised that asbestos does not present a danger to health provided it is in good condition.

    What isHackney Homes doing?

    Hackney Homes has commissioned a programme of surveys in order to identify asbestos locations within our housing stock. We hold a register of properties where asbestos has
    been found or is believed to exist. This register is continually updated and consulted before any works are carried out.
    Where the presence of asbestos is suspected, tests are carried out and the asbestos will be removed or made safe before work begins. The asbestos material will then be collected and transferred into a secure waste container. Our contractors will conduct an air test where required to thoroughly check that all loose material has been cleared away.

    What should I do if I suspect asbestos in my home?

    As a leaseholder, under the terms of your lease you are responsible for all fixtures and fittings within your property which include artex, textured paint finishes, bath panels and floor tiles. If you do remove or seal in asbestos, we ask you to pass on this information to both us and future owners.
