When do I take over the tenancy?
The entry date on your tenancy agreement is when you become the legal tenant. From then on you are responsible for the property and for paying rent even if you do not move in immediately. If you qualify for Housing Benefit, you must fill out a new application form as soon as you know you are moving.
After you have been in your new home for 6-8 weeks, your Neighbourhood Housing Manager will visit you to see how you are settling in and to discuss any problems.
If you are an introductory tenant we will continue to visit you regularly during the first 12 months to make sure you are keeping to the terms of your Tenancy Agreement. See Your tenancy.
Can I put up my own fittings?
You can put up your own fittings as long as you do not damage or remove anything or alter our property, for example putting in a washing machine. If you want to do any alterations, you must first ask permission in writing. This includes putting up a satellite dish. See Improvements to your home.
What about repairs?
Before we let a property to a new tenant, we inspect it and carry out gas and electrical safety checks. We will also do some repairs. If any further repairs are needed, please contact the Housing Contact Centre. See Useful contacts.
When you sign up
When you take up your tenancy you will attend an interview at your Neighbourhood Office. You will sign the Tenancy Agreement and we will take a photograph of you which will be kept on your housing file and in a photographic databank.
We will tell you about:
- the conditions of your tenancy
- the service provided by Hackney Homes
- how to pay your rent and report a repair
- any improvements we have planned for your home.
We will give you:
- two sets of keys to your home
- a copy of the tenancy agreement
- a copy of the Tenants' Handbook
- various useful advice leaflets, eg about safety
- information about benefits and a Housing Benefit application form (if necessary)
- an up-to-date inspection record for any gas installations provided by us in your home.
Decoration
With some properties we give the new tenant some decorating materials. It is only a contribution and may not cover all the decorating you wish to do.
Home contents insurance
We strongly advise you to take out home contents insurance. This will provide cover against damage to your TV, carpets, furniture, clothing and other household contents, if, for example, you had a fire or flood or burst pipe. The insurance would also cover for lost or stolen keys and for certain items stolen in a break-in.
You can choose your own insurance policy. However, we have identified a policy which can be paid for at the same time as your rent. Contact us for more information.
