TMO Performance

In some areas of Hackney, groups of tenants have taken over direct management of various aspects of the service to tenants for example, carrying out repairs, collecting rent, estate cleaning. There are a number of Tenant Management Organisations (TMOs) in Hackney.

The Hackney Homes TMO team undertakes effective regulation and support to TMOs to ensure compliance with thier management agreements and provide the best possible service outcome for residents.

Our aim is to work in partnership with the TMOs to continuously improve the services provided. Part of this process is to ensure proper monitoring information and frameworks in place.

This covers developments of new TMOs regulation of existing TMOs and the performance management of TMOs to ensure targets are met.

What we monitor and why?

TMO Performance Monitoring has tended to concentrate on 2 key indicators: Rent Arrears and Empty Properties. In terms of rent arrears, extensive support was provided to a number of TMO's by the TMO Team, because they were considered to be a higher risk than other who had maintained consistently good collection rates throughout the financial year. The extra input from the TMO Team led to an increase in the collection rates for these TMO's.
