Options for Secure Tenants
Creating Choice for Tenants
The Woodberry Down Regeneration Team has worked in partnership with residents to produce a
Secure Tenants Offer Document (please click on the link to download).
Tenants have four main options to help them find a new home during the regeneration process.
Option 1
Being rehoused on Woodberry Down in a new social rented home.
Option 2
Choice Based Lettings – Secure Tenants will be given priority to bid for another social rented home, either on a temporary basis during the first stage of development, or as a permanent move to another home in the Borough.
Option 3
Secure Tenants can be rehoused on other schemes, or in other boroughs where this is possible.
Option 4
Secure Tenants who want to get onto the property ladder can apply for shared ownership or other intermediate housing options at Woodberry Down or in other locations in the Borough.
Compensation For the Cost of Moving For All Secure Tenants:
• Disturbance Payments; to cover the reasonable costs of moving
• Home Loss Payment; of up to £4,700 (Uprated annually)
Other Options available are:
Sheltered Housing
This is an option for the over 55s. The Council can explore the different types of Sheltered Housing.
Seaside and Country Homes Scheme
Residents must be over 60 and able to live independently to qualify.
Home Mobility Service
This scheme is for residents who work too far away to commute each day, or who have to move closer to relatives to give or receive support.
Rehousing
For secure tenants in the first phase of the project, a double decant is necessary. In subsequent phases the intention is that secure tenants will move directly into new homes. Rehousing of tenants started in November 2004. The majority of tenants have opted for temporary rehousing on Woodberry Down, pending the construction of new affordable rented homes.
